Delhi’s Lieutenant Governor VK Saxena has directed the Delhi Development Authority (DDA) and NBCC to complete Delhi’s first Transit Oriented Development (TOD) project at Karkardooma in East Delhi before the scheduled deadline.
Developed on around 63 acres of land, the project will have about 15 million sq ft of built-up area with 30 residential and commercial towers around Delhi Metro’s Pink and Blue Line corridors. The project has an investment of Rs 1,168.54 crore.

LG had gone on a site visit at the location to see first-hand and take stf the status and progress of works.

This ambitious project that will change the skyline of the city and bring about unprecedented regeneration in the East Delhi area has started to fructify after much delays caused due to pandemic related lockdowns, pollution related construction bans and regulatory clearances.

Work on this project spread over 25.47 hectare with minimum 30% green area, finally started in September, 2021 and is expected to be fully completed in September, 2026. The residential component of the project comprising high-rise residential apartments and EWS Housing, replete with all civic amenities is expected to be completed by the middle of 2024 and 2023 respectively.

Appreciating the progress made so far especially with regards to the construction of EWS Housing Towers and excavation work for the two and three bedroom apartment towers, the LG stressed that all measures required for structural safety of the buildings including sufficiently strong retaining walls, piling, plinth and raft foundation be ensured without any compromise on quality.

Saxena also asked the officers concerned to prepare and stick to a comprehensive prospective plan with regards to water supply, traffic management, power availability and seamless integration with the surroundings. The project has the tallest residential tower proposed with 47 floors with vertical and terrace gardens. About 1,524 units have been proposed in the project.

NBCC and Delhi Development Authority (DDA) had signed a memorandum of understanding (MoU) for the project in 2015 but the conditions of MoU were revised in 2019 keeping in mind the transit orient development policy.

The residential and commercial towers will be equipped with a smart system of technology providing a high-speed connection and communication mechanism, information regarding the pollution levels, weather conditions, occupancy within different blocks, and traffic updating in and around the site.

The tall towers within the complex have been designed to combat growing sound and air pollution, which is gradually becoming an urban evil in Delhi’s environment.
